SENA Expands into
the Energy Business

SENA is moving forward with targeted measures to turn the energy crisis into an opportunity, leveraging the new government's policy of promoting clean energy, particularly the concrete implementation of solar power for the public (up to 10 kilowatts). This is being achieved through tax reductions (up to 200,000 baht), low-interest loans, and a Net Billing system to purchase excess electricity for reduction in subsequent bills.

Assoc. Prof. Dr. Ketsara Thanyalakpak, Managing Director of Sena Development Public Company Limited, revealed that today's situation is not just about war, but a 'energy and cost of living crisis' that is changing the lifestyles of people worldwide. This is creating a cumulative impact, with rising costs and decreased purchasing power. She believes the Thai economy is facing a 'crisis within a crisis' stemming from an already fragile foundation, especially household debt. Combined with rising living costs, this reduces spending power and access to credit. The challenge for the real estate business today is no longer just about selling houses. But the question is, how can we ensure people can truly own homes and live sustainable lives?

For over two years, SENA has been adjusting its ecosystem to focus on green products and lifestyles. This aligns with the current situation, where demand is increasing during the crisis, particularly for electric vehicles (EVs) and solar power. This is achieved through SENA Solar Energy, a pioneer in solar installation for SENA projects with over 15 years of experience, serving both business-to-business (B2B) and business-to-consumer (B2C) clients. This is coupled with SENA Green Automotive, a comprehensive dealership for OMODA & JAECOO, LEAPMOTOR, and DEEPAL electric vehicles, offering services including service centers and body and paint repairs.

These solutions offer flexible usage options. Homes purchased with pre-installed solar panels are EV Ready, while others can opt for additional solar installations, eligible for government tax deductions. Furthermore, homeowners can choose to purchase an EV later, integrating home energy and transportation seamlessly.

SENA has continuously developed solar solutions for over 15 years, installing solar panels in every home in its projects to reduce electricity costs for residents from day one, providing a long-term cost advantage. Residents can also expand their usage by purchasing larger systems or installing battery packs for optimal energy utilization. The system supports both daytime and nighttime use, or can be integrated with electric vehicles (EVs) to create a unified energy system for home and transportation, aligning with the lifestyle of an era where energy costs are increasing. SENA believes that continued government support for clean energy will be a significant driving force for the rapid growth of solar power in Thailand, consistent with its ongoing preparation and initiatives.

Simultaneously, the company continues to expand opportunities for "real homeownership" amidst shrinking purchasing power, creating access to housing through the "SENA Easy Buy" campaign, offering options based on customer readiness, including immediate purchase and "LivNex Rent-to-Own Home" for those not yet ready to take out a loan. SENA has continuously developed and driven this model, even during a period when the market was unfamiliar with it, to open up new options for accessing housing. This also includes "RentNex Direct Rental," which helps prevent rental income from being wasted, currently housing over 2,000 rental units.

Dr. Ketsara concluded, "This crisis is not a physical crisis that will end there, but a structural crisis that will change the mindset of both developers and consumers. For SENA, adapting today is not just about 'survival,' but about creating a new housing model that sustainably meets the needs of the future world."
